Air-conditioning: coordinate it before the ceiling and cabinets
Resolve routes, access and installation requirements early.
Air-conditioning should be part of the renovation coordination plan, even when you buy it from a separate supplier. Routes, drainage and service access can interact with ceilings, cabinets and other work. Leaving the discussion until late can create avoidable compromises.
Get a site assessment
Ask the air-conditioning specialist to assess the spaces, proposed system and installation requirements. Room size alone is not enough to choose equipment or predict comfort. Discuss usage patterns and the proposed locations rather than simply buying the biggest system within budget.
Obtain product and installation information and share it with the renovation team. HDB has guidance on air-conditioner installation works; review the requirements applicable to your flat with the responsible professionals.
Agree on routes and responsibility
Mark the proposed routes and discuss how they affect appearance, drainage and future access. Ask who coordinates with other trades, who makes good affected surfaces and what happens if a route conflicts with cabinetry or lighting.
If suppliers are appointed separately, put the sequence in writing. One installer should not discover on arrival that another trade has closed the required access. Confirm any measurements or preparations that must be completed first.
Think about servicing
Ask how filters, drainage components and equipment can be reached for normal maintenance. A tightly concealed installation may need an access arrangement. Review this before approving decorative coverings.
At handover, ask for a demonstration, the installation records available, warranty details and maintenance instructions. Record any leak, unusual noise or operational concern and have it assessed by the installer rather than attempting a technical repair yourself.
Your next step: arrange a coordination discussion between the renovation team and air-conditioning installer before finalising affected ceilings, cabinets and finishes.
