Bathroom renovation: put function before finishes
Plan water management, access and everyday use before selecting tiles.
Bathrooms combine water, services and confined space, so the details matter more than the showroom image. Begin by identifying existing problems and what you need the room to do. Staining, recurring dampness or a leak should be investigated rather than covered by new finishes.
Clarify the technical scope
Ask the contractor to explain the proposed waterproofing, plumbing and drainage work, including preparation and testing. Request the product details, method and records that will be provided. This article cannot determine a suitable technical solution for your bathroom.
Review the applicable HDB guidance for building, water and sanitary plumbing works. Confirm what changes are allowed and who is qualified to carry them out. Do not assume a previous owner’s alteration establishes a permitted arrangement.
Test the layout with doors open
Check the shower screen, bathroom door, vanity drawers and toilet position together. A layout can fit on paper but leave awkward access when a screen or door moves. Think about cleaning behind fixtures and reaching valves or traps for maintenance.
Discuss surfaces for wet conditions and your household’s needs. Ask for product information instead of treating every textured tile as equally suitable. Lighting should support grooming as well as a comfortable evening routine.
Inspect before accepting
Ask the project team to demonstrate the relevant tests and explain the results. Record any drainage, leakage or fitting concerns promptly and arrange assessment by the responsible professional. Avoid improvising invasive tests yourself.
Keep the final material list and warranty documents with your handover records. If a problem appears later, knowing the installed system and installer can make follow-up more focused.
Your next step: ask for a written bathroom scope that names preparation, waterproofing, plumbing, testing and reinstatement rather than a single “bathroom package” line.
