Choosing flooring: compare the whole installed system

Look at preparation, transitions and upkeep alongside the surface you like.

Flooring affects how a home feels, sounds and is maintained every day. It is tempting to choose from a small sample by colour alone. A better decision compares the product with the existing floor, installation method and way each room will be used.

Ask about the base and installation

Find out whether the proposal involves removal, overlay or another method, and whether that method is appropriate and permitted for your flat. Ask what inspection and preparation are included. A product price says little about the condition of the surface underneath.

Check how the floor meets doors, bathrooms and adjoining rooms. Differences in height can affect transitions and fittings. Ask the team to review these details before confirming the work, especially if you intend to retain existing doors or cabinetry.

Match the product to the room

Ask suppliers for the actual product specifications, cleaning instructions and warranty terms. Discuss moisture exposure, scratch tolerance and repair options without relying on broad claims such as “waterproof” or “maintenance-free”. Different products within one category can behave differently.

View a larger sample where possible and consider it under your intended lighting. Check texture and how visible dust, marks or joints appear. A tiny display piece may hide the pattern repetition of a larger installation.

Compare complete quotations

Include removal, disposal, preparation, installation, skirting, transitions and making good where relevant. Confirm the measured area and how wastage or spare material is handled. Ask who supplies replacement pieces if an item is damaged during the project.

Keep a record of the final product code and supplier. Store spare material only as advised and where it will not create a hazard.
