HDB renovation approvals: questions to settle before work starts
Check the current requirements for the exact work you want to carry out.
A neighbour’s renovation is not proof that your proposed works are allowed. Requirements depend on the type of work and the flat’s conditions. Before finalising a design, review the relevant official HDB guidance with your contractor.
Describe the proposed work precisely
Removing a wall, replacing windows and changing plumbing are different decisions with different requirements. Make a list of proposed alterations and ask which need a permit, specialist input or another approval. Record who will handle each application.
HDB’s renovation pages provide separate guidance for building works, windows, electrical works, air-conditioning, plumbing and gas. Start with the category that matches your project rather than applying one general rule to everything.
Keep approval and scheduling connected
Ask what work can begin only after approval and how that affects the programme. Do not order a custom item on the assumption that an unconfirmed alteration will be allowed. If the design changes, ask whether the previous approval still covers it.
Keep copies of relevant documents and ask the contractor to explain conditions attached to the work. An approval should be treated as a requirement to follow, not as a reason to ignore the specified method or restrictions.
Check the actual contractor
HDB directs flat owners to engage contractors listed in its renovation contractor directory. Specialist categories can have their own requirements. Check the official information for your intended works before appointing the team.
Do not instruct workers to alter structural elements or technical installations based on a drawing you found online. Raise the design objective and let the appropriately qualified professionals assess what is permitted and feasible.
