Renovation payments: make every milestone clear

Know what must be completed before each payment becomes due.

A payment schedule should help both parties understand the project, not leave you guessing when the next transfer is expected. Before signing, ask for the amount, trigger and supporting evidence for every instalment.

Define a milestone in observable terms

“Carpentry stage” could mean materials ordered, cabinets fabricated or cabinets installed. Those are different events. Ask which one triggers payment and how you will be informed that it has happened.

For each stage, record the work included and the inspection or documentation expected. If several trades are involved, clarify whether the milestone requires all of them or only a named part. Use the same wording in the contract and project schedule.

Keep changes visible

A variation can affect both the total and the payment schedule. Request a written record showing the new amount and any revised dates. Avoid paying an unexplained extra simply because it appears in a messaging-app request.

Retain receipts and reconcile each payment against the agreed schedule. If a request arrives from a new person or bank account, verify it through the firm’s established contact before proceeding.

Understand protection and dispute terms

If the firm offers a guarantee or protection scheme, ask what amount and events it covers, how you receive proof and what exclusions apply. CaseTrust explains features of its renovation accreditation schemes online; those features should not be assumed to apply to every contractor.

Do not use an online article to decide whether you can withhold a payment due under your contract. If completion or a payment obligation is disputed, gather records and obtain appropriate advice before taking a step that could affect your position.

Your next step: ask the firm to walk through one milestone using your actual project. You should be able to explain when it is due without interpreting an ambiguous phrase.
