The small exclusions that can turn into large renovation extras
Find the gaps before work starts, when they are easier to discuss.
An exclusion is not necessarily unfair. Some services belong outside a contractor’s scope, and some conditions cannot be priced before inspection. The problem is discovering those gaps after the project has begun, when you have fewer choices.
Look for vague descriptions
Phrases such as “basic installation”, “standard fittings” and “subject to site conditions” need explanation. Ask what basic or standard means, which conditions could change the price and how any additional amount will be calculated.
Check demolition and disposal separately. Ask about protecting lifts and common areas, removing debris, making good affected surfaces and cleaning after the works. Do not assume “hacking included” covers every related task.
Trace each item to a usable result
A kitchen cabinet quotation may not include the sink, tap, countertop openings or appliance installation. A lighting allowance may cover wiring but exclude light fittings. An air-conditioning offer may have separate terms for drainage, access and making good.
Walk through the finished room in your mind. For every element, ask who supplies it, who installs it and who takes responsibility if it does not fit. Record those answers in a simple responsibility table.
Agree on a variation process
Request written approval before changes are carried out. The record should describe the reason, work, price and effect on the schedule. “We discussed it on site” is a weak reference when people remember the conversation differently.
If an item remains uncertain, ask for a defined allowance or an explained pricing basis. Neither removes all risk, but both make the uncertainty visible. Keep those items in your budget buffer until the price is confirmed.
Your next step: highlight every unclear line in the quotation and ask for a revised document. A precise exclusion is easier to manage than an attractive total with unanswered questions.
