How to compare three renovation quotations fairly

Line up the scope before deciding which total offers better value.

The cheapest quotation is not automatically the best value, and the most expensive one is not automatically more complete. A fair comparison begins by checking whether the firms have priced the same work. Totals become meaningful only after the scope is aligned.

Create a common comparison sheet

Use rows for demolition, flooring, plumbing, electrical works, carpentry, painting and other relevant trades. For each firm, record quantities, specifications, price and exclusions. If a category is bundled, ask for enough detail to understand it rather than inventing a split yourself.

Mark missing information as “not stated”. Do not treat a blank item as included or as free. A quotation might omit disposal, surface preparation or accessories that another firm has priced separately.

Compare materials and measurements

For cabinets, check dimensions, internal layout, boards, finishes and hardware. For flooring, confirm the area, product, preparation and treatment of edges. Electrical comparisons should identify points and the work attached to each point.

When one figure is much higher, ask what explains it. More work, better specified materials or a different installation method may account for the difference. Ask for clarification in writing so you can revisit it later.

Compare the project terms too

Review the proposed programme, payment milestones, change process and defect arrangements alongside the price. A detailed quotation can still leave important delivery terms unanswered. Keep a separate list of those questions.

If a firm revises its offer, save the new version and date it. Avoid combining a lower total from one version with better inclusions from an earlier version unless the firm confirms both apply.

Your next step: send every shortlisted firm the same three clarification questions. Judge the usefulness and consistency of the replies as well as the revised price.
