Your renovation handover: inspect systematically and keep records

A room-by-room checklist makes follow-up easier than scattered messages.

Handover is the point to understand what has been installed and record issues clearly. It should not be reduced to collecting keys and taking photographs of the finished space. Agree on an inspection and follow-up process before the final stage.

Inspect by room and function

Use a list for each room: surfaces, doors, drawers, fixtures and equipment. Open and close the items you are expected to use. Ask the responsible professionals to demonstrate systems and explain the relevant testing records.

Look for visible damage, incomplete work and differences from agreed drawings or specifications. Do not attempt invasive or hazardous testing yourself. A suspected electrical, structural or water-related problem needs assessment by the appropriate professional.

Write an actionable defect record

Give each issue a location, short description and photograph. State what you observed rather than guessing the cause. “Water seen below the vanity after use” is a more useful starting point than an unsupported diagnosis.

Agree on who will respond, the planned correction and the follow-up date. Keep the list in one document so resolved items can be distinguished from outstanding ones. Photograph the result after rectification and record whether you accept it.

Collect the handover pack

Ask for final drawings where available, product details, manuals, warranties, receipts and service contacts. Clarify which warranty belongs to the product supplier and which to the contractor. Keep any unused keys, fittings or spare finishes labelled.

Review payment and completion obligations against your contract. An article cannot determine whether a particular defect lets you withhold an instalment; get suitable advice if that is disputed.
